Location: This property is located on the Western edge of the Ouachita
National Forest on the northern slopes of the Winding Stair Mountain
Range. The property is 2 miles from the
Western edge of the 1.8 million acre Ouachita National Forest Area, which
provides excellent hunting opportunities for whitetail deer, eastern wild
turkey, black bear, wild hog and other small game as well as access to an
impressive network of ATV, hiking and horseback riding trails that are operated
and maintained by the US Forest Service.
This property is located 4 miles from the West entrance to the Talihina
Scenic Drive, which is a National Scenic By-way in south-eastern Oklahoma and
extreme western Arkansas spanning a 54 mile stretch of road traveling down the
top of several mountain ranges. Near-by
towns include Talihina, Hochatown, Broken Bow and Poteau. This property is about a 3.5 hour drive from
Dallas, Texas.

that connection to public utilities is currently not available. The cabin does the following infrastructure
in place.
Rainwater
Harvesting: There is a rainwater harvesting system with rain gutters on both
sides of the cabin roof that are pipe to a 1500 gallon above grade poly water
storage tank. The roof surface area will harvest roughly 209 gallons of
rainwater with every 1 inch of rainfall.
Solar
System: There is a solar system consisting of four 100 Watt solar panels that
are wired into (3) Lithium Ion batteries and an inverter. This system is used
to run the lights inside of the cabin, a small fan and the Starlink router.
Septic
System: There is a conventional septic system for the cabin
Communication
Tower: A 24 ft tall communication tower has the Starlink satellite, cell phone
booster and CB radio antenna mounted to it.
Access to
Property: This property is accessed by turning off by
turning off US Hwy 271 and traveling West along a dirt road for roughly 3 miles. The access road to the property has been
surveyed and legally described with a recorded easement to the public. The access road is a public road but not a
county maintained road.
Cabin: There is an off-grid cabin located on the
property that is roughly 12 ft wide x 28 ft long. There is a 4 ft wide covered front porch and
there is a bathroom, bedroom, kitchen and loft area inside the cabin.
Outdoor Cooking Pavilion: An
outdoor pavilion is roughly 11 ft wide x 19 ft long.
Shipping
Container:
There is a shipping container on the property that is roughly 8 ft wide x 8 ft
tall x 20 ft long. This structure is
currently being used for storage.Grain Storage Bin: The parts are on site for an 18 ft wide x 18 ft tall grain storage bin. There is a leveled dirt pad for installation of the bin.
Pond &
Seasonal Creek: There is a Pond located on the property with unknown
depth, which serves as a year round source of water for local wildlife. This
pond could also be stocked with fish. Additionally, there is a seasonal stream
that flows through the property for roughly ¼ mile.
Land: There are 40 acres of land surrounding
the cabin that is completely covered with an impressive stand of timber that is
native to south-eastern Oklahoma including a diverse variety of mast producing
oak trees, hickory, elm, eastern red cedar and mature saw log size native
shortleaf pine trees. Wildlife are
frequently seen in this area. There is an impressive network of trails
throughout the property.
