If you’re a whitetail or turkey hunter looking for a manageable-sized tract
with the terrain features that can help make a property hunt bigger than its
acreage, take a look at this 21± acres in the Town of Oxford, Marquette County.
This rolling timber tract is made up primarily of oak and pine with a ravine
cutting through the property and plenty of elevation change. The combination of
ridges, ravine edges, southern-facing slopes, and changes in terrain creates
natural travel corridors and potential pinch points for cruising whitetails.
South-facing slopes offer attractive bedding areas, while the oak timber
provides an important fall food source when the acorns are dropping.
For the turkey hunter, the mix of mature timber, ridges, and open understory
provides opportunities to locate and work spring gobblers.
The property is a blank slate ready for the next owner to develop into their
own hunting setup. Establish food plots, cut trails, create stand locations,
add screening cover, and enhance habitat around the existing terrain to build a
property that fits the way you hunt.
When you’re not hunting, this property offers the potential for an
outstanding country homesite. The rolling terrain provides opportunities for a
walkout-style home or hunting cabin overlooking your own timber. Fiber optics
and Electric available at the Highway.
Located just a few miles west of I-39, this is an opportunity to own a
versatile Marquette County hunting property that offers whitetail habitat,
turkey hunting, recreational use, and building potential all on one tract.
