Property Location:
This property is located in a very private and scenic
valley setting in Southeastern Oklahoma about 5.5 miles Southeast of the small
community of Summerfield, Oklahoma. The property offers spectacular views of
Blue Mountain, Brushy Mountain and Winding Stair Mountain to the South. The new
property owners will enjoy the very best of country living and yet still be
close to the modern conveniences that are offered in the nearby towns. The
property is located within ½ mile of the 1.8 million acre Ouachita National
Forest and within 1.5 miles of the Poteau River. Additionally, the property has frontage to
the Wister Wildlife Management Area which provides excellent hunting
opportunities for whitetail deer, eastern turkey, feral hogs, black bear and
numerous small game species.
GPS Coordinates: 34.87024, -94.77491
Property
Access: This property has direct access
off a good paved county maintained road.
There is a driveway onto the property.
Utility
Services: Rural
electricity, rural mail delivery and propane gas delivery. There is a rural water line at the county
road but currently the Rural Water Dept is not allowing new water meters at
this time. There are many water wells in
the surrounding area and ground water can typically be found at a depth of 100
to 250 feet. Conventional septic
systems are commonly installed in this area.
Deed
Restrictions: There are not
any deed restrictions for this property.
Water: There are three ponds located on the property
that serve as a year round source of water for livestock and local
wildlife. One of these ponds is stocked
with pan fish and bass and provides good fishing opportunities. Additionally, there is a seasonal stream that
flows through the property.
Water Well: There is an
old hand dug water well on the property.
Land: There are 163
acres of land according to the LeFlore County Assessor’s records. The land is
mostly covered with a nice stand of timber that is native to southeastern
Oklahoma being a diverse variety of mast producing oaks, hickory, eastern red
cedar and native shortleaf pine. There are some small cleared areas located
inside of the timber areas which definitely make this place feel a lot bigger
than it is. These cleared areas provide great edge habitat for wildlife and
would make great food plot areas. I estimate about 28 acres of cleared area
looking at Google Earth. One of the neighbors has been baling hay in the meadow
area on the south side of the property.
Hunting Stands
& Feeders: There are several hunting stands and deer feeders
that will convey to the new property owner.
Fencing: There is some barb-wire fencing around the
property perimeter.
Mineral
Interest: No mineral interest will convey with the sale which is common for this
area. Surface and surface only will be
conveyed to the new property owner.
Good Home or
Cabin Building Location: There is a
nice elevated knoll just off the County Road that is close to utilities that
would be a good location for a new Country Home or weekend cabin. Additionally,
there is a beautiful ridge that runs through the property which would be a good
building site. With minimal clearing there would be very nice views of the
mountains to the South and possibly Wister Lake to the North.
Agent’s
Comments: If you are searching for a place to enjoy active retirement, perhaps
run a few head of livestock and if you like hunting, mountains and a rural
lifestyle, then this beautiful property offers all that and much more. Good county road frontage with utilities if you
want to build a new country home with the added bonus of nice mountain views. Many lakes and streams for fishing are found
throughout the area and the property is conveniently located near the 1.8
million acre Ouachita National Forest, the Poteau River and has frontage to the
Wister Wildlife Management Area.
