Property Access: This property has direct access off a county maintained road. There is an entrance gate and driveway onto the property. Additionally, there is county road frontage along two sides of the property.

Utility Services: Rural electricity, rural mail and propane gas delivery. There is a rural water line at the county road but not sure if the Rural Water Dept is allowing new water meters at this time. There are many water wells in the surrounding area and ground water can typically be found at a depth of 100 to 250 feet. Conventional septic systems are commonly installed in this area.

Water: There are two nice ponds located on the property that serve as a year round source of water for livestock and local wildlife. These ponds have pan fish and bass in them and provide good fishing opportunities. Additionally, there is a seasonal stream that flows through the property.

Land: The property is currently used to raise cattle and also for hay production. There are roughly 75 acres of level to gently sloping land. Most of the acreage is cleared and in pasture with a well-established stand of cool season legumes and late season common Bermuda grass.
