Hogan-07 (#03019-004092)
is a ±26-acre tract of timberland located in northern Columbia County about
three miles east of McNeil, AR and seven miles northeast of Magnolia, AR (North
33.3613°, West 93.1630°). The property has been historically accessed using a
gated woods road running westward from state highway #98 for approximately one-quarter
to the southeast corner of the property. The combination to the gate is 5-9-8-1. An electrical transmission line right-of-way,
about 100ft in width, cuts across the southeast corner of the property. The
entire tract, less the electrical r.o.w., has a stand of mixed native pine and hardwood
that carries significant timber volumes offering immediate income potential!
The St. Louis Southwestern Railway right-of-way is the north boundary of the
property. According to the USDA NRCS web
soil survey, the property has an assortment of fine sandy and/or silt loam
soils that give the land a weighted average soil site index of 83.5 feet for
loblolly pine (base age 50 years).

Directions: From the intersection
of AR-98 with US-79 in Columbia County, northeast of McNeil, travel eastwardly
on AR-98 for 1.7 miles where you will cross the railroad. Travel another 0.2 miles and turn right onto
a gated woods road. (5-9-8-1). Travel
westwardly along woods road to the southeast corner of the property and an
electrical transmission line.
