Sunset Acres General Description
Welcome to Sunset Acres in Shallowater, TX. Home of the most recent UIL State champion cheerleading team! National champion FFA team. Award winning ag mechanics, athletic department, and acedemics. Away from the major roads and towns, where you can enjoy the quietness with the sound of nature around you. Country property and still minutes from Lubbock amenities and entertainment. 11 tracts ranging in size from 10.08 acres to 22.98 acres. Electrical utility poles are present as well as access to fiber optics. Note: Tracts 2-3, 5-10, and 12 do not currently have water wells, there is no warranty expressed or implied on supply or access to water on any tract*
Legal Description
Each tract has been surveyed and has its own legal description. Please see attached surveys and legals for each tract.
Topography
The overall topography of all tracts combined is gently sloping with an estimated 30 feet of elevation change. The elevation is highest towards the south and southwest sloping downward to the north and northeast. Lowest point being to the east.
Improvements
Electrical Utility poles have been established for each tract’s individual power source. There is also fiber optic access.
Soils
This is a soil report on all tracts combined and doesn’t represent one individual tract. Olton clay loam, 0 to 1 percent slopes – 31.89% Zita loam, 0 to 1 percent slopes – 22.78%. Amarillo fine sandy loam, 1 to 3 percent slopes – 22.66%. Zita fine sandy loam, 0 to 1 percent slopes – 12.17%. Portales loam, 0 to 1 percent slopes – 4.22%. Randall clay, 0 to 1 percent slopes, occasionally ponded – 3.41%. Amarillo fine sandy loam, 0 to 1 percent slopes – 2.87%
