Terms & Conditions

Real Estate: 10% down day of sale, balance due on or before January 6th, 2026, with possession at closing. 2025 property taxes to be paid by the seller and 2026 taxes by the buyer. Timber: If sold separately, all timber sells “As Is, Where Is” with no contingencies whatsoever and will be conveyed by bill of sale only. Purchasers are encouraged to perform their own due diligence, inspections, and independent assessments prior to bidding. Buyers will have 12 months to complete harvest operations and reclaim all lay-down areas. Timber standard is 16″ DSH and larger, sold under the Kentucky Forest Conservation Act, supervised by a Kentucky Master Logger with inspections by the Kentucky Department of Forestry to ensure compliance with KRS 179.342 and 149.344. Purchasers must reclaim and reseed all disturbed areas, indemnify the landowner, and maintain insurance coverage throughout the contract period. Timber removal must be completed by January 6th, 2027. Announcements made day of sale take precedence over all previously printed or verbal materials.
