Top 10 Things to Consider When Purchasing Development Land

If you’re in the market to purchase a piece of land, especially with plans to build a home or commercial property, there are many things you will want to consider. Check out our top 10 important aspects to think about.

How many acres of land you need. Walk some properties get a feel for what an acre, five or ten feels like to understand it.
Zoning. Check with the township or county to verify you can use the land as you want, whether that is to have animals, grow crops or build outbuildings.
Do your inspections. Get the soil testing done so that you know what type of onsite septic is needed. This will help to budget costs.
Wooded lots. Consider having the timber evaluated prior to clearing the building site. If there is marketable timber, it can help to offset costs.
Distance from road to the home site. Keep in mind when budgeting for costs of driveway (access) and utilities from road to home site.
Creeks, river and streams. Water is great, however, be mindful of flood plains so you don’t hinder your building plans.
Deed restrictions. Verify that there are no seller-imposed deed restrictions.
Farmland building sites. If the property is planted for the current year, verify what kind of recoupment is due to the farmer if you decide to build prior to the removal of the crops.
Walkout basements. Look for land with elevation change to allow for a walk or egress windows.
Travel time. Map it and verify your travel time to work, schools and shopping.
