The Arkadelphia Road Tract (#03019-03913) is a +/- 547-acre (per GIS Estimate) tract of timberland located in Allen Parish and Vernon about five miles south of Pitkin, LA (North 30.87525°, West 92.91616°). The topography is generally flat with Six Mile Creek running along southern side of the property and Gaskin Branch running along the western side. In 2019 roughly 66 acres were planted with Longleaf Pine, 36 acres were planted with Loblolly Pine and anothern 33 acres were planted with hardwood. Just over 300 acres remain as merchantable hardwood bottomland along SIx Mile Creek and Gaskin Branch. Access to the western side of the property is available with frontage to Arkadelphia Road and woodsroads running from the end of “I Reed Road” to the northern side of the property. According to the USDA NRCS web soil survey, the property is based upon an assortment of sandy-loam soils which give the land an excellent weighted average site index of 95.0 feet for Loblolly Pine (base age 50).
